They are capable of pumping pretty far and have safety features that will alert you if they fail. (to avoid the water from endlessly dumping onto your floor)

Are there any other changes I need to be aware of if I choose to install a new propane furnace? This all depends upon your current installation. Is this for a new home or existing home? Will the ductwork be adequate for the new furnace? Where should I locate the new forced air furnace? Do I want to zone different parts of my home? Will I need a permit?

What is ECM? ECM is a electronically controlled motor. Essentially it is a A/C power system that converts (or inverts more appropriately) into D/C power to operate the blower at infinite speeds. The electric saving are enormous if you require continuous blower run times (for Cooling or filtration)

What is modulating? A modulating gas valve, modulates it’s gas output to an infinite level. This is quite different than the old style forced air furnaces that were either full on or full off. Imagine a car gas pedal. Would you want to operate a vehicle full on or full off? A modulating valve allows for adjustments based on demand versus a foot to the floor continuous use.

What is Two Stage?  Two stages forced air furnaces operate into stages of heating modes. The first stage can be best described and partially on, partially firing or reduced fire rate. Think of the first stage as being only 40% of the entire furnaces output. The second stage kicks the furnace onto full operation or 100% if the first stage is unable to adequately heat the space.

What is single stage? A single stage furnace is simply a furnace that operates full on or full. They are still able to achieve high efficiency, comfortable and quite operation. They are one of the cheapest furnaces you can buy that are still considered high efficiency.

Tips for Electric Furnace Troubleshooting

For the vast majority of climates an electric furnace is the primary piece of hvac equipment to be installed. This is primarily due to the generally warm climates, utility rates and inexpensive upfront costs. In consideration of the abundance of electric furnaces and the many inquiries I receive regarding them I have created short guide to help you trouble shoot your electric furnace. Some of the tips here may seem basic or not technical enough for you DIY’s, yet to an average homeowner with little to no electrical knowledge or furnace experience it can solve many simple problems.

Electric Furnace Troubleshooting

One great thing about an electric furnace is it’s simplicity. There are very few internal components and therefore very few things to actually go wrong. I must mention they are not all built the same, each manufacturer tries to differentiate itself from the others just slightly, yet our purpose they are basically the same. The most common issues with an electric furnace are-

1. No heat – this can be due to a dirty air filter (blocking air flow), a faulty thermostat or more serious mechanical issue. The filter is an easy check and easy replacement. Your thermostat can be check by switching the fan from auto to on. If the fan comes on you know the thermostat has power and the furnace blower works (and has power to the electric furnace). If this checks out and you still do not have heat check#2

2. No heat – often a no heat call on a electric furnace is due to a contactor problem. This is a small switch/relay device that operates the heating coils and indoor blower motor. If you believe this to be the issue call a professional as the voltage / amperage going to an electric furnace is high enough to injure or possibly kill you.

3. Blower motor does not shut down- Again first ensure the thermostat is set to the auto and not “on” position for your fan. If this check out it is likely an internal switch in the furnace that is causing the problem. Call a professional if this seems to be the case.

4. Noisy Operation – This is often caused by dust build up or foreign matter entering the blower motor compartment. If allowed to contact the blower it will shake aggressively and make plenty of noise. Imagine a unbalanced tire on a vehicle – the vibration can really stir things up. This is an easy check by ensuring the power is off and checking the blower compartment for dirt, papers and etc. Remove, clean and retry once complete. If problem persist contact a contractor as it is likely a belt or bearing issue.

5. Intermittent Heat – This is often caused by a loose wire within the furnace cabinet. Secure the power at the breaker panel and open the electric cover. Check to ensure power is off by using a voltage meter. Then look for obvious loose connections. If nothing apparent check wire nuts as they can work loose or have been improperly secured during installation. Replace cover and re-energize from the breaker panel.

6. Heating but not enough – this is a sign of improper air flow or a faulty heating element. The air flow issue can be a dirty filter, covered supply or return air registers or a dirty blower. If you have checked / corrected each of those common contributors retry. If the problem persists it may be a faulty heating element. A quick check for this is to see what the running amp rating is on the furnace sticker and check the amperage draw while running. If this is too advanced or you lack the amp meter call a professional as this is a dangerous task when dealing with 30+ amps.

The #1 Way to Save on Your Heat Bill

I receive hundreds of questions and requests regarding ways to improve the efficiency of their current gas furnace / heating system. There are certainly routine maintenance items that can vastly improve overall performance and longevity of your homes HVAC equipment. This includes the typical changing of filters, replacing batteries in thermostat, checking your vent, cleaning out a/c pan drains and furnace condensate drains amd etc.. This is all necessary to keep your gas furnace protected and running smoothly.

Contrarily, none of the above is really the #1 solution to saving energy and money on your utility bills. The #1 way to save on your heat bill is to insulate your home. There is a point of diminishing return on insulation, 4′ of insulation in the attic may be excessive prove to be more expensive than it may save you over time. A great goal to shoot for is 1 ft of insulation or more in the attic / ceiling. This is a affordable quantity of insulation and more than sufficient for holding in your homes cool air conditioning and warm heating energy.

As mentioned the attic is the 1st place to bulk up the insulation (warm air rises). The next place that is often over looked is the seal plate area in your basement or floor. (for a home on a slab this does not apply, however insulation between the foundation / slab and ground is a huge plus). The area I’m specifically referring to is up in the joist spaces, on the outer most walls. The final yet just as important location to bulk up on insulation and save on utility rates is the floors and walls. The walls are obviously very difficult if your in a finished home. There are new and creative ways of insulating finished walls with spray in insulation that would require minimal invasion into the finished dry wall and therefore minimal repair. However the floors are often accessible from the basement or crawl space. This is especially an important place to insulate if the the area below the floor in mind is unconditioned. If access is available it’s cheap, quick and easy to throw in 6″ or more inches of insulation.
